Hamilton is split by the Niagara Escarpment into lower city and mountain, and the division is more than geographic. The lower city holds a large stock of pre-war and early post-war housing, much of it undergoing renovation; the mountain is predominantly newer suburban construction. What your house needs depends heavily on which side of the escarpment it sits on.

The older lower-city housing brings the familiar cluster of century-home issues, and Hamilton has seen sustained renovation activity as buyers priced out of Toronto have moved in. That has drawn a lot of contractors into the market, including some with limited track records - the volume of activity is a reason to check references more carefully, not less.

Escarpment proximity introduces genuine constraints. Properties near the brow may sit within conservation authority regulated areas, where grading, excavation and construction can require approval separate from a building permit.
