What pool installation costs in Ontario

The pool price is rarely the project price. Decking, fencing, landscaping repair, electrical, gas for a heater, and water are frequently quoted separately or omitted entirely. Ask for a total installed cost including everything required to legally use the pool, then compare.

JobTypical range
Inground vinyl liner poolThe most common inground type in Ontario. Liner replacement every 10 to 15 years.$55,000 – $90,000
Fibreglass poolFaster installation, fixed shapes and sizes, crane access needed.$60,000 – $110,000
Concrete / gunite poolFully custom shape, longest build time, highest cost.$80,000 – $160,000
Above-ground pool, installedStill requires an enclosure permit and proper electrical.$6,000 – $18,000
Liner replacementIncludes draining, removal and refill in most quotes - confirm.$4,500 – $9,000
Pool heater, supplied and installedGas heaters need a TSSA-certified technician and may need a gas line upsize.$4,000 – $9,000
Fencing to meet the enclosure bylawFrequently excluded from pool quotes. Budget for it separately.$5,000 – $15,000
Seasonal opening or closingEach. Winterising properly is what protects the plumbing.$300 – $700

Planning estimates for Ontario, not quotes. Always get written quotes against the same written specification.

Questions to ask before you hire

  • What is the total installed cost including electrical, gas, decking, fencing and landscape restoration?
  • Who pulls the enclosure permit, and when must the fence be up relative to excavation?
  • Which licensed electrical contractor are you using, and will I receive the ESA Certificate of Acceptance?
  • What is the realistic installation window, and what happens if it slips past the season?
  • How is my deposit protected, and what is refundable if you cannot start?
  • What is the warranty on the shell, the liner and the workmanship - separately?
  • What restoration of the yard is included after excavation equipment leaves?
  • What will this cost me annually to run - chemicals, heating, electricity, opening and closing?

Warning signs

  • Any quote that does not mention the enclosure permit.
  • Electrical work described vaguely, or a suggestion that no ESA notification is needed.
  • A very large deposit taken in winter for summer installation, with no protection if the company fails. This trade has a history of deposit losses.
  • No written schedule, or a schedule with no consequence for missing it.
