Kingston's building stock is older than most Ontario cities, and its limestone construction is genuinely distinctive. Solid masonry walls behave differently from wood framing: they move differently, they handle moisture differently, and insulating them badly from the inside can trap water and accelerate deterioration. A contractor experienced with Kingston limestone is not an interchangeable commodity.
The city also has an unusually large student rental sector around Queen's University, which shapes the local trades market. A good deal of the renovation work in the older neighbourhoods is landlord-driven and turnover-timed, meaning demand spikes hard in late summer.
